Cypress TX Roof Repair
FAQ

Straight answers about roofs and about us.

About the service

Are you a roofing contractor?

Yes. We repair and replace roofs across Cypress and the greater Houston area. We are a service-area business, which means we work on your roof rather than out of a shopfront.

What does an estimate cost?

Nothing. The visit and the written estimate are free, with no obligation afterwards. You pay for work, not for a look.

Do you sell my details?

No. Your enquiry stays with us so we can contact you about your roof. We do not sell your information on and we do not add you to marketing lists.

Are you insured?

Yes. We carry current Texas general liability and workers compensation coverage and will produce the certificates on request. Ask us, and ask anyone else you get a quote from — Texas licenses no roofers, so insurance is the credential that actually means something.

What happens if the work is not right?

You tell us and we come back and fix it. With no state roofing board in Texas there is no licensing body to escalate to, which is why a roofer who carries insurance and still answers the phone a year later matters more here than in licensed trades. If it ever got that far, consumer complaints in Texas go to the Office of the Texas Attorney General's consumer protection division.

About your roof

How do I know if my roof needs repair?

Common signals are a ceiling stain that grows after rain, missing or lifted shingles, granules collecting in gutters, daylight visible through attic decking, or damp insulation in one area. Storm damage often exists without any indoor leak yet.

Can a roof be repaired instead of replaced?

Frequently. If the system is sound overall and the failure is confined, a targeted repair is usually the practical answer. We will show you which situation you are in, with photographs, and explain why.

Why is my new roof already leaking?

A young roof that leaks is almost never worn out. It is usually a flashing detail, a penetration boot, or a valley that was not finished properly — and it may still be covered by a material or workmanship warranty. Check before paying anyone.

Why does attic ventilation matter here?

A poorly ventilated Houston attic cooks the roof from underneath. Shingles age faster than their rating, and moisture that should vent out condenses on the decking instead. Inadequate ventilation also voids some shingle warranties.

Should I file an insurance claim?

Often worth it for sudden storm or wind damage. Photograph everything before any repair, including temporary work, and talk to your carrier early. We are not qualified to advise on your policy and will not pretend otherwise.

What happens when you call

How fast can you get to me?

It depends on the weather. On a normal week, quickly. After widespread storm damage every roofer in Harris County is booked, us included. Active leaks go ahead of non-urgent requests.

Which areas do you cover?

Cypress is our primary area. We also cover Katy, Tomball, Fulshear, Jersey Village, Spring and greater Houston.

Can I get a price over the phone?

No, and be wary of anyone who gives you one. Roofing prices depend on access, pitch, material, and how far the damage actually runs — none of which anyone knows before seeing the roof.

What if I do not like the estimate?

Walk away. Nothing is owed. Getting a second opinion on a roofing quote is completely normal.

Cost, age and timing

How much does it cost to repair a roof in Texas?

Repairs vary far more than replacements, because the price follows what actually failed. A split vent boot or a short run of flashing is a small job. A valley rebuilt with rotten decking underneath it is not. What moves the number is how far the damage runs, whether the decking is sound, the pitch and access, and how many layers are already up there. For scale at the other end, published figures put most Houston-area reroofs with architectural asphalt somewhere around $7,500 to $16,500 in 2026. We do not price roofs over the phone — anyone who does is quoting a roof they have never seen.

How much would it cost to repair my roof?

We cannot tell you honestly without looking, and it is worth knowing why rather than taking that as a dodge. The same visible symptom — a stain on a ceiling — can be a twenty-minute flashing fix or a section of decking that has been wet for two years. Until someone has been on the roof and in the attic, any number is a guess dressed up as a quote. The visit and the written estimate are free, so the honest answer costs you nothing.

What is the 25% rule for roofing?

It comes from section R908.3.1 of the International Residential Code: no more than 25 percent of a roof covering may be removed and replaced in any twelve-month period unless the entire covering is replaced and brought up to current code. Which authority enforces it depends on where you are: Cypress itself is unincorporated Harris County, where permits go through the Harris County Engineering Department, while addresses inside a city fall under that city instead. Harris County enforces the 2021 I-Codes. In practice, damage under the threshold can usually be repaired in place; once you cross it, the roof comes off to the deck and goes back on to current standards. It matters most on insurance claims, where the line between a large repair and a full replacement can turn on it. Your permitting authority is the word on how it applies to your address, not us.

What is the most expensive part of replacing a roof?

Labour is usually the largest line on the quote. But the cost that surprises people is the decking — the plywood under the shingles, which nobody can see until the old roof is off. Soft or rotted sheets have to come out before anything goes back down, and published figures put that work at roughly $2 to $5 per square foot. A good estimate tells you up front what happens if bad decking is found, with a rate attached, instead of leaving it as a mid-job conversation.

How much is a roof on a 2000 sq ft home?

Start with a correction that changes the maths: 2,000 square feet of floor is not 2,000 square feet of roof. Pitch, overhangs and a second storey all mean the roof area is larger, and roofers price by the square — one square being 100 square feet of roof. Published Houston figures for 2026 put installed architectural shingle work at roughly $4.50 to $8.50 per square foot of roof area, with most homes landing somewhere between $7,500 and $16,500. Complexity moves it more than size does: valleys, dormers, steep pitch and multiple storeys all cost more per square than a simple gable.

How many years do roofs last in Texas?

Less than the shingle warranty implies. Published figures for the Houston area put asphalt shingle roofs at roughly 15 to 25 years, with builder-grade three-tab at the lower end and architectural shingles higher. Two things shorten it here. Heat: shingle surfaces in direct Texas sun get hot enough to soften and oxidise the asphalt binder, and an under-ventilated attic cooks the same shingle from underneath where nobody is looking. And hail: one serious storm can take years off whatever life was left, sometimes without leaving damage you can see from the ground.

What is considered an old roof in Texas?

Past about fifteen years an asphalt roof starts being treated as old by people other than you — insurers and buyers in particular. That is a paperwork threshold rather than a structural one, but it has real consequences: it is worth checking how your own policy handles an older roof, because some settle claims differently once a roof passes a certain age. Structurally, condition beats age every time. We have seen twenty-year-old roofs in better shape than twelve-year-old ones that were never ventilated properly.

Should a 20 year old roof be replaced?

Not automatically. Age is a reason to look, not a diagnosis. What decides it is the field of the roof and the decking underneath: granule loss, shingles gone brittle at the edges, repeated leaks in different places rather than the same one, soft spots in the deck. A twenty-year-old roof that was ventilated properly and has one failed vent boot needs a vent boot. Anyone who quotes you a replacement on the strength of the install date has not looked.

What are the signs my roof needs replacing?

The pattern matters more than any single sign. Leaks in several unrelated places rather than one; granules collecting at downspouts; shingles curling, cupping or brittle at the edges; bare patches where the mat shows through; daylight or soft spots in the decking from inside the attic. One leak is a repair. The same roof leaking in three places is telling you the covering has reached the end rather than that it has a hole.

What is the best time of year to replace a roof?

On the Gulf Coast, autumn through early spring. There are two competing mechanisms and that window sits between them. Shingle sealant strips need warmth to bond, so a genuinely cold install has to be hand-sealed. But at 100 degrees and above, shingles go soft enough to scuff and mark underfoot and are easier to misalign. Autumn also comes after the summer storm rush, so scheduling is easier and you are not competing with a whole county filing claims at once.

How can I afford a roof repair?

Three routes worth knowing before you pay out of pocket. If the damage is storm-related, check your policy first — that is what it is for. Second, urgent and deferred work can usually be separated: stop the water now, schedule the rest for when it suits you, and get that split written into the estimate. Third, financing is widely available; if you use it, ask for the terms rather than the monthly figure. What we would steer you away from is the cheapest possible patch on a roof that needs more than a patch, because that is how people end up paying twice.
